1. Project Initiation
During our initial call, we get to know one another and dive into your vision. We aim to craft a home that aligns with your unique style and needs.
We visit your home to assess your space, take measurements, discuss your needs and wants, establish a timeline, and discuss financial investment. Our questionnaires enable us to understand your style and goals further and turn your vision into reality.
During this meeting, we will explore your lifestyle, style preferences, priorities, and vision in depth. We will also review inspiration photos together to ensure that every detail is considered. The insights gained from this meeting will help us craft a design that reflects your lifestyle and individuality.

2. Interior Design Development
After signing the service agreement, we kickstart the design process. We create mood boards, sketches, renderings, and layout options to bring your vision to life. We collaborate with you to review and approve the designs or make any necessary adjustments.
The project comes to life through our meticulous selection of materials, each thoughtfully chosen to align with the goals and vision of your project seamlessly. We carefully consider factors like durability, quality, and aesthetics in our decision-making process, guaranteeing that each project culminates in a timeless, luxurious home.
In the space planning phase, we customize each room's layout to suit your needs and preferences. We optimize functionality and aesthetics, considering traffic flow, furniture arrangement, and spatial harmony. Your chosen materials are integrated to ensure a cohesive design that reflects your style and enhances your lifestyle. We provide 3D renderings that bring your vision to life. We also develop detailed construction plans and elevations.

3. Design Documentation
During this phase, we draw floor plans, CAD elevations, ceiling plans, and a finished plan, providing an even more detailed vision of what’s to come. Each is drawn to scale and encompasses everything discussed thus far, ensuring we stay on track throughout your project.
After making selections, we gather bids from contractors and trades to implement our designs. We liaise with you and various trades to ensure your project is executed flawlessly and that the budget is accurate.
Before starting the construction phase, we will thoroughly review and finalize all selections to ensure a cohesive and stunning outcome. All the design elements, selected materials, floor plans, 3D renderings, storyboards, and more have been meticulously compiled into the Design Book, which will be yours to keep for reference throughout the project.

4. Construction Phase
Once the designs have been approved, we will schedule a meeting with all trades involved to review the designs. This crucial step ensures the contractor fully understands the project as we walk through the home together. During this phase, building materials are also procured. Our goal during this phase is to proactively identify and address potential issues to prevent delays once construction begins and ensure we are all on the same page.
Throughout the project, regular site visits ensure that the project stays on track and is executed flawlessly. The lines of communication between all trades involved, as well as with our clients, eliminate delays and additional expenses to occur.
In addition to site visits, we take additional steps during construction to ensure that it is on track, within budget, and to your satisfaction. This includes reviewing all submittals, including material specifications, for consistency with design and quality standards, change order management, quality control, and strong communication among everyone involved.

5. Project Management
After finalizing the design and approving estimates from contractors and other trades, we begin purchasing finishes, lighting, furniture, area rugs, and accessories. We handle all ordering, tracking, receiving, and safely storing all necessary products and materials for your home construction project. Payment in full must be received for this phase to begin.
Your project comes to life as our team expertly installs and styles your new home perfectly. We will complete a thorough walk-through and create a punch list of any items that need to be addressed before the completion of your project.
We want you to be delighted with the result of your project! Before we sign off on your project, we ensure that all punch list items are taken care of, as well as any issues that you have identified. Your home is yours to enjoy, and we want it to be finished to perfection!

Kara and the team of KML Designs go an exceptional job. Their organization, attention to details, and preparation is excellent. As a general contractor it is paramount for architects and designers to provide detail drawings and specifications for the project.
